A complete online video training and social portal is also included with your membership.
Do I have to be an Income for Life Member to use your team for my real estate investments?
Yes. Do to the overwhelming demand from real estate investors; we have had to limit our services to Income for Life Members only.
What does the Income for Life Membership cost?

If I am just getting started investing in real estate, how long will it take me to be able to quit my job?
Well, I can’t answer that for you directly. It all depends on your motivation, commitment and financial ability to acquire properties. On average, our clients have enough monthly income from 10 properties to maintain their lifestyle without a job. The answer then becomes: “As long as it takes you to buy 10 investment properties.” One client, Joe Mercadante accomplished this in just 7 months.
The profits your clients have made don’t seem to be in line with my market place. Home prices in my market are soaring; will I make money with this system where I live?
This is a very good question and to be honest, many investors across the country wished they were in your market place. Investors in other market places are only profiting by appreciation rates of 5 to 10% a year. You will be able to lock in a great deal more profit based upon the activity in your market place. In fact, you may even be able to make double or triple what other investors are making on each property.
I am concerned that I can’t make a monthly positive cash flow because the house prices are disproportionately higher than the market rents. Will I experience negative cash flow?
The first answer to your question is yes if you invest without using the strategies our Income for Life Members use. We teach our members a specific strategy you can use to increase the rent you receive from your properties. You will be making more on each property you own every single month. In addition, as an Income for Life Member, you will have access to a special investment loan programs. This program will allow our investors lock in significantly lower monthly loan payments. By increasing your monthly rent and reducing your monthly payments, you will be able to eliminate a negative cash flow. The best part about this special investment loan program is that in many cases it only requires a 5% down payment. Last, but certainly not least, you will be able to get an edge over other investors in your market place. Many investors will not have access to these same strategies.
How much money do I need to buy an investment property?
Our Income for Life Members have access to special investor loan programs. These programs offer options from 5% down up to 10% down. The typical member uses a special 5% down payment investor loan program. In most cases, the majority of this investment is returned to you within a few weeks when your tenant/buyer pays you a non-refundable upfront payment. In fact, many clients use the upfront payment received from their first property as a down payment on their second property. The philosophy is “Homes Buying Homes”.
What challenges do a beginning investor face?
There are two challenges that a beginning investor has to face. The first challenge is in over coming the fear of getting started. I think many beginning investors realize that real estate investing is a pathway to true wealth; however, are afraid of making the first investment. They are fearful of losing money, of having problem tenants, of having costly repair bills, and the list goes on and on. The reality is that many of the fears a beginning investor has are unfounded and will not occur. The trick is just to get started and everything has a way of working itself out. The second challenge a beginning real estate investor has is in understanding the proper investment strategy for their personal situation. Many beginning investors believe that they should be buying and flipping homes. To be successful at flipping homes a beginning investor needs to spend 40 to 50 hours a week looking for properties. They need to make 100 offers to get one accepted. Unfortunately, beginning investors still have full time jobs and don’t have the luxury of being a full time investor. Because of this, they are unable to get started and give up after a few months of effort. Beginning investors should follow a strategy that actually works and can be implement in their spare time.
What challenges does an experienced investor face?
In many cases, an experienced investor faces two big challenges. The first challenge is in having the cash necessary to keep investing in additional properties. The majority of lenders require investors to put 15-20% down on each property they purchase. This requirement typically limits the number of properties an investor can acquire. Our team has a special loan program for our investing club members that provides for a 5% down payment. This allows our members to acquire double the properties with the same funds. The second challenge an experienced investor faces is finding properties to invest in. They don’t have a way of systematically finding properties. They are scouring through the newspapers or searching on the internet. This is typically a huge waste of their time. Our team utilizes an exclusive 5 Point Home Search which pinpoints homes for the investor’s consideration. The search includes Realtor Listings, For Sale By Owner Homes, Expired Realtor Listing, Distressed & Foreclosed Homes and finally Estate Sale & Vacant Homes.
I have heard horror stories from other Real Estate Investors. How can I avoid having to fix leaky toilets and all of the management hassles?
Most of the management issues a typical landlord deals with are eliminated with our investing approach. Your tenants will be responsible for the first $200 of repairs in your property each month. Additionally, your tenants are Renting to Own your home which means that they take care of your home as if it were theirs. They have an ownership mindset vs. a tenant mindset. This eliminates most of the problems of owning real estate.
What if I don’t have the time to find a tenant or manage a property but want to invest in real estate?
Our Income for Life Members have access to additional services that may help them invest in real estate without having to show and manage their properties. One service that you could use is our “Tenant Placement Service”. With this service, we will implement your Rent to Own Program on your behalf. This means advertising your home, showing your home, answering prospective tenant buyer questions, obtaining completed rental applications. Once we have the applications, we screen each tenant and verify their references. We present the best candidates to you for selection. Once you have selected your tenant, we meet with them and explain all of the legal documents and sign the agreements. We collect your upfront payment and first months rent and get the tenant started in your home. Once your home is rented, we turn the property over to you for the monthly management.
